With this insight, we conduct a thorough search for suitable properties, both on and off the market. As buying agents, we provide exclusive access to hidden opportunities not publicly advertised.
Due Diligence
We provide impartial advice and market intelligence to support your decision-making. Our analysis includes planning history, running costs, and renovation estimates, such as installing air-conditioning or a lift.
Leveraging our extensive industry experience and network, we explore both on-market and off-market opportunities that align with your needs. We pre-screen the most promising options, compiling a curated shortlist for your review.
Next, we conduct an in-depth evaluation of each property, considering value, location, school proximity (if relevant), transport links, and seller positioning. We also identify potential risks, such as upcoming road projects or rising service charges, ensuring a well-informed decision.


Viewings
We accompany you on viewings of selected properties, guiding you through each home while addressing any concerns you may have.
If marketing videos are unavailable from selling agents, we can create and send our own to ensure you have a comprehensive view of the property.
Negotiations
Engaging a buying agent strengthens your position against other buyers, signaling seriousness to sellers and reducing the risk of a deal falling through. We negotiate firmly yet strategically to secure the best terms.
Once terms are agreed, we oversee the transaction process up to the Exchange of Contracts, collaborating with solicitors and surveyors to resolve any issues and ensure a smooth completion.
Negotiations
Our buying agent fees are typically agreed upon during the free initial consultation. Generally, we charge a retainer fee of £500 + VAT (£600) to secure our services.
For property finding, we typically agree on a mutually acceptable percentage of the purchase price, payable upon the successful Exchange of Contracts, or a percentage of the savings negotiated off the asking price, whichever is greater.
For rentals, we typically charge 10% of the first year’s rent plus VAT.
Our advisory-only service is available at a daily rate.
Completion and Handover
receive the keys, we ensure the property is in the agreed condition. We can also assist with hiring
staff, setting up utilities, arranging removals, and finding gardeners, often managing these tasks
while our clients are overseas.
